Project Overview:
The project comprises the construction, operation, and maintenance of a serviced residential compound, including new community and sewage treatment facilities, along with the upgrade, operation, and maintenance of an existing residential compound. The development will accommodate approximately two thousand eight hundred and fifty-two (2,852) employees supporting the Northern Oil & Gas Production and Operations Areas for the Marjan and Zuluf increments in the Eastern Province, located approximately two hundred and seventy (270) kilometres north-northwest of Dammam.
BIMPro Role
Develop comprehensive LOD 400 and LOD 500 BIM covering both building MEP systems as well as wet and dry utility networks. Our scope included detailed modeling and coordination of sewerage, irrigation, street lighting, and duct bank systems to support a large-scale residential compound. The BIM models were developed to construction and handover standards, ensuring accuracy, constructability, and full integration between buildings and infrastructure works in alignment with project requirements and international BIM standards.
Our Approach to Project Success
BIMPro’s approach emphasized constructability, coordination, and long-term operational reliability for this critical residential and infrastructure project supporting Oil & Gas operations. By implementing structured BIM coordination, disciplined model validation, and early issue resolution, we minimized interface risks between buildings and utilities. Our team worked closely with stakeholders to adapt to the modular constructability approach and the high typicality in the project nature optimizing construction cost and efficiency. Through detailed modeling and clear information workflows BIMPro enabled efficient delivery and future-ready digital assets that support the project’s operational and maintenance objectives.
